Justine Lim is one of our partners from Kuala Lumpur branch who advises and represents a variety of property developers and individuals in a full range of conveyancing matters.<\/p>\n\n\n\n
She graduated with a Bachelor of Laws (Hons) from University of Malaya and was admitted as an Advocate and Solicitor of the High Court of Malaya in 2013. She commenced her legal career as a pupil at Halim Hong & Quek and subsequently rose through the ranks to become a Partner of the firm. Throughout her years in practice there, she developed extensive experience in a wide spectrum of conveyancing and banking transactions.<\/p>\n\n\n\n
From the early stages of project development, she has provided strategic guidance to developers on master planning, submissions, and amendments to parcel or building plans, as well as reviewing architects\u2019 drawings and specifications. Prior to the sale of parcels, Justine has also advised developers on optimal strata strategies and is well-versed in strata laws, having been regularly sought by property developers and management bodies on strata management matters.<\/p>\n\n\n\n
In the area of banking and finance, she has advised financial institutions on property financing, including the drawdown and perfection of loan documentation for both conventional and Islamic financing facilities.<\/p>\n\n\n\n
In addition, Justine has been entrusted by the Real Estate and Housing Developers\u2019 Association Malaysia (REHDA) to provide professional opinions on issues relating to property development and strata management, and has participated in discussions with special task force committees and other stakeholders on proposed legislative amendments affecting the property development sector.<\/p>\n<\/div><\/figure><\/div>\n\n\n\n

This landmark project marks the launch of Malaysia\u2019s largest affordable housing development, with a gross development value of RM13 billion. It sets a national benchmark as the first development in Penang to adopt the Industrialised Building System (IBS) 3D \u2013 Prefabricated Prefinished Volumetric Construction (PPVC) technology.

Advised a public listed company on the settlement of shareholders\u2019 advances and the subsequent related party disposal of 50 condominium units to its Hong Kong-listed subsidiary, with a total transaction value of RM61.982 million. The deal involved complex cross-border regulatory compliance and required approvals from independent shareholders. It demanded navigation of both Malaysian and Hong Kong regulatory frameworks and was successfully completed with the requisite approvals, reflecting strong corporate governance and cross-border execution capabilities.

Acted for a prominent property developer in the bulk purchase of a housing development comprising residential units located in the rapidly growing satellite township of Bangsar South, Kuala Lumpur.

Advised a well-established property developer on a township development in Seremban, Negeri Sembilan, spanning approximately 770 hectares. Scope of work included advice on contractual and sub-contractual matters, compliance with Government and Quasi-Government Authorities, as well as advisory services on the Housing Development (Control and Licensing) Act 1966 and the Street, Drainage and Building Act 1974.

Engaged by a prominent housing developer to provide legal advice and conduct a due diligence exercise for the acquisition of three residential towers comprising 1,296 serviced apartment units and 4 retail units, located in the heart of Kuala Lumpur City Centre and valued at RM310 million. In addition to advising on the acquisition, the developer was provided with comprehensive support in navigating the regulatory framework under the Housing Development (Control and Licensing) Act 1966, including advising on applications to the Minister of Local Government and developing practical legal solutions to safeguard the interests of existing purchasers. Following the acquisition, with the team\u2019s continued role as counsel, the developer successfully implemented Malaysia\u2019s first-ever prepackaged scheme of arrangement for a housing project, which was unanimously supported by purchasers and sanctioned by the Court under Section 369C of the Companies Act 2016.
